ANDRIYIVSKY City Space matches you in all respects: location, architecture, layouts of apartments, services that we provide here. But you have some questions about the type of property you are looking to buy.
Is it possible to get a residence permit, how much will the rates of utilities in the apartments exceed the basic rates in the flat, and is it true that there are other requirements for the construction of apartment complexes? We have collected frequently asked questions from our clients and gave detailed answers to them.
The main thing that distinguishes apartment and flat is its belonging to a residential or non-residential fund. In the case of apartments, this is a non-residential fund, therefore, apartment complexes can be built on location with different purposes: in recreational, historical, resort areas. This gives the owner of the apartments the opportunity not only to live, but also to work in them or rent them out.
Visually, there is no difference between an apartment and a flat. If you look at the layouts at ANDRIYIVSKY City Space and the layouts of the flat in our other residential complexes, you will hardly see a huge difference. Of course, they will be different, since the location and size of the rooms, the number of windows and summer areas (balconies and loggias) are determined by the project of the house and its architectural concept.
ANDRIYIVSKY City Space provides all the conditions for a comfortable life. There is an area for day and night stay (living room and bedrooms), a kitchen, a bathroom, an entrance hall and summer areas: a balcony, a loggia and a terrace.
Today, registration does not have the same meaning as 15 years ago. This is due to the fact that since 2004 the institution of registration of citizens has been abolished in Ukraine. Now it is impossible to register either in apartments or in other real estate, however, residents of a flat can register their place of residence. Apartment owners do not have this option, but this will not affect their comfort in any way.
You can get medical help, vote or place a child in a kindergarten outside the place of your registration.
Let's consider each service separately.
Yes, there are fewer requirements for the construction of apartment complexes - and for soundproofing rooms, landscaping, the availability of parking spaces, the design of commercial premises where infrastructure facilities can be located. But this will not affect the comfort of the apartment owners in ANDRIYIVSKY City Space. We set ourselves strict requirements in order to provide the most comfortable conditions for our residents.
Another rule of thumb for building an apartment is location. They can be located in a non-residential area. We have chosen a very convenient location for the construction of our complex. ANDRIYIVSKY City Space is located in the historical center of Kiev at the address: st. Andreevskaya, 22. From here 5 minutes walk to the Dnieper and 10 minutes - to the main pedestrian street Podol, Sagaidachny. It will take the same amount of time to reach the Postal Square.
ANDRIYIVSKY City Space is a club-style house with only 16 apartments ranging from 101 m² to 207 m². All layouts are free. We do not build partitions in rooms so that residents have more free space and more opportunities to organize it.
All windows will face a quiet courtyard with a garden. The apartments located on the upper floors are equipped with terraces with a view of the Dnieper.
At ANDRIYIVSKY City Space, we care about the privacy of residents, so the courtyard will be closed to outsiders. Also, a separate entrance is provided for residents of the house so that they do not intersect with office workers.
For storage of cars, an underground parking for 68 spaces is designed. For owners of electric cars, charging stations are provided.
Choosing real estate here, you will live in the historical district of Kiev. Here your neighbors will be people who share your tastes in architecture, as well as love for the city and Podil.
As of January 1, 2019, the apartment tax is 1.5% of the minimum wage for 1 m². This type of property is also subject to taxation upon sale. The owner pays 5% income tax and 1.5% military tax.
Since the apartments are non-residential real estate, they cannot be bought on credit. However, in ANDRIYIVSKY City Space you can take advantage of convenient installment terms. At the same time, you do not need to collect a whole package of documents, just a passport and a code are enough.
If you want to know more about ANDRIYIVSKY City Space and see the layouts of the apartments, you can always contact our sales managers. It is located at: st. Naberezhno-Khreschatitskaya, 9.
